Why should home sellers offer buyer broker compensation?

At RE/MAX Lakes Realty, we believe wholeheartedly that sellers should ALWAYS offer Buyer Broker Compensation to buyers at the time that they sign a listing agreement.  Many brokers will advise their clients just the opposite, because perhaps they are trying to fool the seller into thinking they won't have to pay during a negoiation, but it has proven in all markets throughout the US, that sellers will end up paying the contractual obligation of the buyer's commission to their agent, since it's able to be financed.  Hence, we believe it's a strong marketing tool for sellers to let the public know that if a buyer agent shows their property, that buyer can feel good knowing that this seller is already ready to cooperate, and that's good for sellers, and good for the industry.
